Aetna Real Estate — Italian Turnkey Property Services
Last updated: 19/06/2026

OVERVIEW

These Terms and Conditions of Service (hereinafter the "Terms") govern access to and use of the website aetnarealestate.it (hereinafter the "Site") and of the professional services offered by Aetna Real Estate (hereinafter "Aetna", "the Company", "we", "us" or "our"), with registered office at Via Gaeta 54, 95036 Randazzo (CT), Italy, VAT no. 06272380871.

The terms "you", "your" or "Client" refer to any natural or legal person who accesses the Site, uses its content, or requests and purchases the services offered by the Company.

Aetna Real Estate provides professional services in the property and renovation sector only. No physical products are sold. The Company operates through the Shopify platform, which provides technical support for the Site without being in any way a party to the service contracts entered into between Aetna and its Clients.

Please read these Terms carefully before accessing the Site or requesting any of our services. Accessing the Site, using its content or requesting a service implies full acceptance of these Terms and of the Privacy Policy. If you do not accept these Terms, we ask that you do not use the Site or request our services.

SECTION 1 — ACCESS TO THE SITE AND ACCOUNTS

No account is required to access the Site and browse its content. Where the Company makes available restricted areas or features requiring registration, the Client is responsible for the confidentiality of their access credentials and for all activity carried out through their account. Credentials may not be transferred, assigned or shared with third parties.

The Client declares that they have reached the age of majority under the law of their country of residence and that they are acting in their own name or are duly authorised to act on behalf of the legal entity they represent.

All information provided to the Company, whether through the Site or through any other communication channel, must be truthful, complete and up to date. The Client undertakes to notify the Company promptly of any material change.

SECTION 2 — NATURE OF THE SERVICES

Aetna Real Estate is a professional services company operating in the property and renovation sector. The Company is not an estate agency within the meaning of Italian Law 39/1989 and does not carry out direct property brokerage.

The services offered include, by way of example and without limitation:

  • Support in searching for properties in Sicily through partnerships with certified estate agencies;
  • Full management of turnkey renovations, from design through to completion of the works;
  • Handling of all bureaucratic and administrative procedures connected with the projects (permits, municipal authorisations, utility connections, land registry procedures, tax obligations and any other formality required by the competent authorities);
  • Coordination of the specialist professionals required to carry out the works (engineers, architects, surveyors, tradespeople, plumbers, electricians and other technicians);
  • Regular progress reporting with photographic and video documentation;
  • Support after handover of the property;
  • Access to insurance cover through partnerships with certified insurance companies, protecting the capital invested by the Client.

The specific features of each service, the corresponding fee, the timescales and the method of delivery are defined in the service contract signed between the parties before any activity begins.

Information about the services published on the Site is illustrative only and does not constitute a binding contractual offer. Aetna reserves the right to amend, supplement or update the range of services published on the Site at any time and without prior notice.

SECTION 3 — SERVICE REQUESTS AND FORMATION OF THE CONTRACT

A service request made by the Client through the Site's contact form, by email or through any other communication channel made available by the Company does not constitute acceptance of a contractual offer, nor does it bind the Company to perform the service requested.

The service contract between Aetna and the Client is formed solely upon the signing of a dedicated written contract between the parties, setting out in detail the subject matter, fee, timescales, responsibilities and all other relevant conditions. Until the written contract is signed, neither party assumes any legally binding obligation.

Aetna reserves the right to decline service requests without being obliged to give reasons.

SECTION 4 — PRICES AND PAYMENTS

Fees for the services offered by Aetna are determined on an individual basis, according to specific requirements, the complexity of the project and the characteristics of the property concerned. Prices are therefore not published in standardised form on the Site.

The agreed fee, the payment arrangements, the deadlines and any price revision conditions are set out in the service contract signed between the parties.

Unless otherwise agreed in writing, all prices are expressed in Euro (€) and are subject to VAT at the rate provided for by Italian law in force at the time of invoicing.

Aetna reserves the right to request payment of a deposit before activities begin, in the amount stated in the contract. Failure to pay within the agreed terms may result in suspension or termination of the contract, without prejudice to the protection of amounts already paid within the limits of the law.

SECTION 5 — CONSUMER RIGHT OF WITHDRAWAL AND ELECTRONIC WITHDRAWAL FUNCTION

Under Italian Legislative Decree 206/2005 (Consumer Code), Directive 2011/83/EU and Directive (EU) 2023/2673, a Client who qualifies as a consumer — that is, a natural person acting for purposes outside any business, commercial, craft or professional activity — has the right to withdraw from a service contract concluded at a distance within 14 (fourteen) calendar days of the date the contract is concluded, without having to give any reason.

Alternative channels. The Client may also exercise the right of withdrawal by means of an explicit written notice sent to the contact details given in Section 18, within the 14-day deadline.

Starting the service during the withdrawal period. Where the consumer Client expressly requests that performance of the service begin before the withdrawal period expires, the Client retains the right to withdraw within that period. However, if withdrawal follows the start of the work, the Client will be required to pay an amount proportionate to the services already performed up to the date of the withdrawal notice, calculated in relation to the total agreed fee.

Loss of the right of withdrawal. Under Article 59 of Legislative Decree 206/2005, the right of withdrawal does not apply in the following cases:

  • Service contracts fully performed before withdrawal is exercised, where the Client has given prior express consent and acknowledged that the right of withdrawal would be lost once performance was complete;
  • Contracts for services whose price depends on market fluctuations beyond the Company's control and liable to occur during the withdrawal period.

Effects of withdrawal. Where withdrawal is validly exercised, Aetna will refund any amounts already paid by the Client — less the proportionate value of services already performed, where applicable — within 14 (fourteen) calendar days of receiving the withdrawal notice, using the same payment method used for the original transaction. The Client will incur no additional cost as a result of the refund.

Electronic withdrawal function (Directive (EU) 2023/2673)

In accordance with Directive (EU) 2023/2673, applicable from 19 June 2026, Aetna makes available to consumer Clients an electronic withdrawal function accessible:

  • directly from their account on the Site, in the section for managing contracts;
  • via the link contained in the service contract confirmation email.

The procedure takes place in two steps: in the first, the Client indicates the intention to withdraw; in the second, the Client confirms the withdrawal by providing their first name, surname and the contract details. Once the procedure is complete, Aetna automatically sends the Client written confirmation of the withdrawal by email. The function is accessible without any need to contact customer service and remains available throughout the 14-day withdrawal period.

SECTION 6 — CANCELLATIONS FOR PROFESSIONAL CLIENTS (B2B)

Clients entering into contracts with Aetna in the course of their professional, commercial or business activity fall outside the scope of consumer legislation on withdrawal. The conditions governing cancellation, early termination and refunds are set out solely in the terms of the service contract signed between the parties.

SECTION 7 — THE COMPANY'S RESPONSIBILITIES

Aetna undertakes to perform the agreed services with the professional diligence required by the nature of the engagement, in accordance with the timescales and technical specifications defined in the contract.

The Company cannot be held liable for delays, suspensions or inability to perform arising from force majeure, unforeseeable extraordinary events or circumstances outside the Company's control, including — by way of example — bureaucratic restrictions imposed by public authorities, adverse weather conditions, strikes, health or national emergencies, or delays attributable to third-party suppliers and subcontractors. In such cases, Aetna undertakes to inform the Client promptly and to agree the necessary alternative solutions.

Without prejudice to the provisions of the service contract, Aetna's liability towards the Client shall in no case exceed the fee actually paid by the Client for the service in dispute, save in cases of wilful misconduct or gross negligence.

SECTION 8 — INTELLECTUAL PROPERTY

All content published on the Site — including, by way of example, text, images, video, graphics, logos, trade marks and any other visual or textual element — is the exclusive property of Aetna Real Estate or of third parties who have authorised its use, and is protected by Italian and European copyright and intellectual property law.

Any reproduction, distribution, modification, communication to the public or commercial use of the content of the Site without Aetna's prior written consent is prohibited. Use of the Site's content is permitted for personal, non-commercial purposes only.

The name, logo and claim "Italian Turnkey Property Services" of Aetna Real Estate are distinctive signs of the Company. Their use without written authorisation is expressly prohibited.

SECTION 9 — RELATIONSHIP WITH SHOPIFY

The Site is technically hosted and operated through the Shopify Inc. platform. Shopify acts solely as the technical provider of the platform and is not a party to any service contract entered into between Aetna and its Clients. Shopify is not responsible for any aspect of the services offered by Aetna, nor for any damage, loss or claim arising from the contractual relationship between Aetna and the Client. Personal data processed through the Shopify platform is subject to Shopify's Privacy Policy, available on Shopify's official website.

SECTION 10 — PROTECTION OF PERSONAL DATA

The processing of the personal data of Clients and users of the Site is governed by Aetna Real Estate's Privacy Policy, drawn up in accordance with Regulation (EU) 2016/679 (GDPR) and Italian Legislative Decree 196/2003 (Privacy Code), and available on the Site. Accessing the Site and using the services implies that the Privacy Policy has been read. For any request concerning the processing of personal data, the Client may contact the Company using the details given in Section 18.

SECTION 11 — LINKS TO THIRD-PARTY SITES

The Site may contain hyperlinks to third-party websites, including those of commercial and institutional partners. Such links are provided for information purposes only. Aetna exercises no control over the content, policies or practices of those sites and is not responsible for them. Access to third-party sites is entirely at the user's own risk.

SECTION 12 — PROHIBITED USES

The Site and its content may be used only for lawful purposes and in compliance with these Terms. The following are expressly prohibited:

  • Using the Site for unlawful purposes or in breach of applicable law;
  • Reproducing, distributing or commercially exploiting the content of the Site without written authorisation;
  • Transmitting viruses, malware or any harmful code;
  • Collecting other users' personal data through the Site;
  • Using automated tools, bots, spiders or scraping systems to access or extract data from the Site;
  • Impersonating third parties or providing false or misleading information;
  • Interfering with the technical operation of the Site or with the security measures adopted by the Company.

The Company reserves the right to take all necessary measures, including reporting to the competent authorities, where the Site is used in breach of these Terms.

SECTION 13 — NO WARRANTY IN RESPECT OF THE SITE

The information published on the Site is illustrative in nature and does not constitute professional legal, tax, technical or financial advice. Aetna undertakes to keep the content of the Site up to date and accurate, but does not warrant its completeness, the absence of errors, or its suitability for the Client's specific purposes. Use of the Site is entirely at the user's own responsibility.

SECTION 14 — LIMITATION OF LIABILITY

To the fullest extent permitted by applicable Italian and European law, Aetna shall not be liable for indirect, incidental, consequential or punitive damages arising from use of the Site or from reliance on the content published on it. This limitation does not apply in cases of wilful misconduct, gross negligence or breach of mandatory consumer rights under applicable law.

SECTION 15 — CHANGES TO THE TERMS AND CONDITIONS

Aetna reserves the right to amend these Terms at any time. Amendments will be published on the Site together with the date of the update. In the event of material changes, the Company will inform Clients with reasonable notice through the available communication channels. Continued use of the Site after the changes are published constitutes acceptance of the updated Terms.

SECTION 16 — GOVERNING LAW AND JURISDICTION

These Terms are governed by and construed in accordance with Italian law and applicable European Union legislation. For any dispute arising from the interpretation, performance or termination of these Terms or of the service contracts entered into with Aetna, the parties agree on the exclusive jurisdiction of the Court of Catania, without prejudice to the mandatory jurisdiction of the court of the consumer's place of residence or domicile under Article 66-bis of Legislative Decree 206/2005.

Consumer Clients resident in the European Union may also use the European Commission's ODR (Online Dispute Resolution) platform for alternative dispute resolution, available at: https://ec.europa.eu/consumers/odr.

SECTION 17 — SEVERABILITY

Should one or more provisions of these Terms be held invalid, void or unenforceable by a competent authority, the remaining provisions will remain fully valid and effective. The invalid or unenforceable provision will be replaced by a valid provision that comes as close as possible to the original intention of the parties.
